Property Registration Refusal in Kolkata: What Can Be Reviewed
A registration refusal should be assessed from the written reason, the document presented and what occurred during presentation. The next step differs when refusal concerns denial of execution, delay, identity, authority, property description, stamp or another procedural requirement.

Obtain the order and complete presentation file
Sections 71 to 77 of the Registration Act, 1908 provide routes concerning recorded reasons, appeals or applications to the Registrar and, in specified circumstances, a suit following refusal. The exact route depends on the ground. Do not calculate time from recollection when the order and presentation endorsements can be obtained.
Presented instrument
Keep the exact deed version, schedules, annexures, stamps and endorsements.
Execution
Record who signed, in what capacity, before whom and whether execution was denied.
Authority
Collect powers of attorney, company resolutions, succession papers or guardianship material.
Reason and date
Preserve the written refusal, receipt, portal status and date of communication.
Correction question
Separate curable document issues from contested execution
A spelling, schedule, identity or authority defect may call for correction or additional proof, while denial of execution follows a distinct statutory route. Avoid altering the executed instrument informally. Compare the reason with the governing provision and official registration procedure before re-presenting or appealing. Preserve any communication showing that a corrected record or additional appearance was requested.
