A tenancy dispute should begin with the tenancy terms and payment history, not assumptions about who owns the property. Rent, deposit, repairs, use, subletting, notice, possession and handover may raise separate questions and require different evidence.

Reconstruct the agreement and payment record
Collect the signed lease or tenancy document, renewals, rent receipts, bank transfers, deposit proof, maintenance demands, utility bills and correspondence. Where the arrangement is oral or disputed, identify conduct showing entry, rent, duration, use and the person who accepted payment.
Rent
Reconcile due dates, increases, arrears, receipts, deductions and disputed adjustments.
Deposit
Record amount, holder, permitted deductions, proposed set-off and handover conditions.
Use and repairs
Separate structural issues, access, maintenance obligations and alleged unauthorised use.

Check purpose, service and statutory coverage
The tenancy law that applies depends on the premises and arrangement. Transfer and lease principles under the Transfer of Property Act, 1882 may be relevant, along with applicable West Bengal legislation. A notice should identify the agreement, breach or termination basis, amount and demanded action accurately. Service evidence matters. The reply should address the stated demand without silently accepting a disputed tenancy term.
